St. Petersburg to Develop Residential Area in Shushary

St. Petersburg authorities have ordered the preparation of a development plan for a 374-hectare territory in Shushary, Pushkinsky district, intended for residential construction. The order, issued by the Smolny, was published on the St. Petersburg government website on June 17.

The application for the territory planning project (PPT) was submitted by LLC “UK “Southern Gates.” The area in question is located within the boundaries of Rubezhnaya road, the railway right-of-way, the Southern Latitude Highway, and the Moscow-St. Petersburg high-speed highway, near the Detskosselskaya station.

The development plans include the construction of low-rise and mid-rise residential buildings, not exceeding 9 floors. In addition to housing, the project envisions significant social infrastructure, including 6 schools, 10 kindergartens, two sports complexes, and three polyclinics.

The plan also incorporates essential public services, such as a police building and a veterinary clinic. Further amenities include cultural and leisure facilities, parking lots, and shops.

“UK “Southern Gates,” representing companies “Antik,” “Stroyagrobalt,” “Gelion,” and “Rubikon,” previously proposed adjustments to land use and development regulations for numerous plots in the Pushkinsky district. These earlier proposals included the construction of a shooting center, a hippodrome, and a park of culture and recreation.

“UK “Southern Gates” was registered in 2021, with Dmitry Ryakhovsky as the founder and sole owner. Ryakhovsky previously led a company with the same name, which was liquidated in 2022.
