Novosibirsk Sells Rastochka Block for Comprehensive Territorial Development

Aston Group has acquired a block in the Rastochka microdistrict of Novosibirsk for 239.7 million rubles to develop it under a comprehensive territorial development (KRT) project. The auction, which took place in July, saw Aston Group as the sole participant and winner.

The developer, Quiet Center of the Left Bank, a part of Aston Group, will develop a plot of nearly 45,000 square meters bordered by Burdenko, Gorban, Bebel, and 2nd Burdenko streets. The company secured the land at the initial cost of 239.7 million rubles.

Aston. Quiet Center of the Left Bank, established in 2021, is associated with Aston. Stroytrest 43 group, led by Nikolai Mashkarin. The Moscow-based Aston group, owned by banker Igor Kim, previously acquired shares of the Novosibirsk JSC “Construction Trust No. 43.” The Aston group is currently involved in building the Aston.Six Stars residential complex and Aston.Geometry in Novosibirsk.

The development site currently houses residential buildings, ranging from two to four stories, constructed in the 1950s and 1960s. Aston.Stroytrest 43 plans to relocate and demolish 10 dilapidated apartment buildings, affecting approximately 100 families.

The company is in the process of developing the project for the new residential complex. According to the KRT agreement, the company is required to allocate a portion of the premises to the municipality for addressing local educational needs, in addition to resettlement efforts. The entire project is slated for completion by the end of 2032.

The KRT agreement permits the construction of buildings up to 25 stories high on the site. The project may include shops and social facilities in addition to housing. The developer must also consider the architectural style of the facades of existing buildings from the 1930s-1950s on Burdenko Street.

The Rastochka microdistrict is known for its architecture, featuring low-rise buildings with courtyards and arches. The Maikov complex, comprising two eight-story urban villas, is also planned for construction in the area.
