Demolition of Private Houses Planned in Novosibirsk for Large-Scale Development

Over 300 private homes in Novosibirsk are slated for demolition to make way for a large-scale integrated development project. The project, located in the Oktyabrsky district, encompasses nearly 47 hectares bounded by Cheremkhovskaya, Uglovaya, Autogennaya, and Prozhektornaya streets, as well as the planned extension of Dovatora Street.

The city plans to auction off the land for integrated development, with the winning developer responsible for demolishing the existing structures, including dilapidated buildings.

The development is projected to be completed by 2043, with plans to construct over 743,000 square meters of housing on the cleared land. As part of the agreement, the city administration will be responsible for constructing roads along Cheremkhovskaya, Yesenina, and Uglovaya streets. Additionally, the city will purchase a school building with a capacity of 1,500 students from the developer.

The investor will be obligated to construct kindergartens, roads, and access routes at no cost to the municipality.

This project follows a KRT (Comprehensive Development of Territories) plan adopted in 2023. The initial plan envisioned not only housing but also kindergartens, a school, a hospital, a shopping center, and a large park within the nearly 50-hectare area. A company linked to a former State Duma deputy from the Communist Party presented the development project for the new territory.

The draft resolution is subject to potential modifications.
