Auction for Development Block Announced in Novosibirsk’s “Siberian Florence”

The Novosibirsk City Hall has announced an auction for a development block in the Rastochka microdistrict, often referred to as “Siberian Florence,” aiming for integrated territorial development (ITD). The initial price for the land is set at nearly 240 million rubles.

The auctioned land, spanning almost 45,000 square meters, is located within the boundaries of Burdenko, Gorban, Bebel, and 2nd Burdenko streets. The winning developer will have the opportunity to construct buildings up to 25 stories high.

As part of the agreement, the developer is obligated to relocate approximately 17 houses. Additionally, the company must prepare the necessary documentation for the territory’s planning and provide housing for citizens currently living in leased properties within the designated area until the end of 2029. This housing will be transferred to municipal ownership.

Furthermore, the developer is required to allocate a space of at least 100 square meters on the ground floor of one of the buildings for a social infrastructure facility. Upon completion, the built roads and engineering infrastructure facilities will be handed over to the municipality.

While the construction site allows for buildings up to 25 stories, shops, and social amenities, the developer must consider the architectural style of the preserved buildings from the 1930s to 1950s on Burdenko Street in their facade designs. The deadline for completing the integrated territorial development is set for 2032.

Prior to this announcement, plans were revealed for the construction of eight-story urban villas in the Rastochka microdistrict, specifically within the area bounded by Mira, Gorban, and Betonnaya streets.
