Real estate agent Adam Schnak notes a clear trend of buyers shifting their focus from the traditional hotspots north of Copenhagen, such as Hornbæk and Tisvilde, towards new locations. Odsherred, with its diverse landscape and a wide range of properties, has seen a surge in popularity, including high-priced sales of summer houses and building plots.

The appeal of Odsherred lies in its ability to cater to different preferences, offering both traditional summer house communities and scenic areas for those seeking tranquility. Schnak emphasizes that nature is becoming the new luxury, with people desiring a more immersive and authentic experience during their holidays.

Trend researcher Julia Lahme echoes this sentiment, asserting that the exclusive areas of North Zealand have reached their peak. She believes that access to nature is now the key determinant of wealth and status, leading to a preference for inclusive communities like those found in Odsherred and the South Sea Islands.

Lahme suggests that locations that restrict access and cater exclusively to the wealthy are losing their appeal. Cultural diversity and the ability for people from all walks of life to participate are essential for building cultural capacity and maintaining a location’s vibrancy.

Lahme also points out that the popularity of a place typically follows a 15-year cycle. Tisvilde, according to her, may have hindered its own growth due to internal conflicts and a perceived lack of inclusivity.
