Danish Housing Market Shows Strong Growth in April Despite Initial Misleading Figures

The Danish housing market is experiencing a surge in activity, with a significant increase in home sales despite initial figures suggesting a decline. Adjusted for seasonal variations, data reveals that sales of houses and especially apartments have risen considerably compared to the previous month and April of last year.

In April, a total of 7,516 homes were traded, representing a 9% increase compared to April of the previous year. The first four months of the year have seen even greater progress, with a 19% rise in the number of homes traded compared to the same period in 2024.

Apartment sales have been particularly strong, with a nationwide increase of 22% in April compared to a year ago. House sales increased by 6%, and summer house sales by 4% over the same period.

The robust housing market is attributed to a strong labor market with record-high employment and wage increases, coupled with lower interest rates. This creates a favorable environment for many Danes to pursue their dream homes.

This heightened trading activity has also led to rising prices. House prices are now 6% higher compared to a year ago, while apartment prices are up 11% and summer house prices are 4% higher.

Analysts predict continued price increases for the remainder of the year, with expectations of a 4% rise for houses and a 6% increase for apartments. The positive outlook is supported by a healthy general economy, increasing employment, and the prospect of renewed purchasing power among Danes.
